Retail centers on the North County coast face a maintenance reality that inland centers do not, and the steel specification has to account for it from day one.

About the project

Cardiff by the Sea sits directly on the coast in North County San Diego. Buildings there are exposed to marine air continuously, and steel assemblies that are not specified and coated for that environment begin showing corrosion far sooner than owners expect.

Retail center steel is also unusually varied. Structural framing for tenant spaces, canopies and covered walkways, trellises and shade structures, storefront framing, service area platforms, trash enclosure structures, guardrails, bollards and a long list of miscellaneous metals across the site.

Multi tenant centers add a phasing dimension. Tenants open on different schedules, spaces are built out at different times, and construction generally proceeds while other portions of the center are serving customers.
