Accessibility requirements are enforced through inspection, complaint and litigation, and handrails are one of the most frequently cited items. Correcting them properly is straightforward when it is done by someone who knows the actual requirements.
Where buildings usually fall short
In our experience the recurring items are handrail height outside the permitted range, handrails that lack the required extensions at the top and bottom of a run, profiles that do not meet graspability requirements, insufficient clearance between the rail and the wall, discontinuous handrails at landings, missing handrails on one side of a stair or ramp, guardrail openings that exceed the limit and ramp components that were built to an older standard.
Most of these are correctable without rebuilding the structure. The trick is correcting them in a way that satisfies both the accessibility requirements and the structural loading requirements, which are separate and both enforced.
Correction notices and remediation
Property owners often come to us with a specific document in hand, whether that is a building department correction notice, a CASp inspection report or a demand letter. That document usually identifies the deficiency but not the remedy.
We evaluate the existing condition, identify the least invasive compliant correction, price it clearly and perform the work. Where the correct answer is not obvious, or where structural capacity at the attachment is in question, we say so rather than installing something that fails a re inspection.

On new work, accessible route steel is designed into the project from the start. Ramps, handrails, guardrails, landings, edge protection and transition details all have to be coordinated with the architecture rather than resolved in the field, and we fabricate to those drawings.

Do the accessibility rules and the structural rules ever conflict?
They can complicate each other, particularly on retrofit work where an existing wall or substrate cannot carry the required railing loads at the position accessibility requires. We resolve that with reinforced attachment or a modified approach rather than choosing one requirement over the other.
