How we work

Seven stages, no mystery about who owns what.

Steel problems are almost never welding problems. They are coordination problems that surfaced too late. Our process is built to force those conversations early, when they are still cheap.

  1. Stage 01

    Budget and preconstruction

    Send schematic or design development drawings and we return a tonnage estimate, a budget range and the handful of design decisions that will move the number most. Contractors use this to test a structural concept before the design is frozen.

  2. Stage 02

    Bid and proposal

    On a complete plan set we produce a scoped written proposal with inclusions, exclusions, assumptions and alternates spelled out plainly. You should never have to guess whether the stairs are in our number.

  3. Stage 03

    Award and submittals

    At award we confirm the erection sequence, long lead items, mill availability and the milestone dates that matter. Welding procedures, welder qualifications and material certifications go into the submittal package.

  4. Stage 04

    Detailing and approval

    Shop drawings and erection drawings are produced, checked against the structural drawings and issued for review. We push connection questions and dimensional conflicts to resolution here, where they cost hours instead of weeks.

  5. Stage 05

    Fabrication

    Material is received, verified, cut, fit, welded by qualified welders to approved procedures, inspected, finished and marked. Progress against the delivery date is tracked and reported, not assumed.

  6. Stage 06

    Delivery and erection

    Steel arrives in erection sequence coordinated with your crane and site access. Our crews set, plumb, bolt and weld the frame under a documented rigging and fall protection plan.

  7. Stage 07

    Inspection and closeout

    We coordinate with the special inspector, correct anything flagged, walk the punch list with your superintendent and deliver the documentation package your closeout requires.

What we need from you

A fast, accurate bid depends on a few things being available. The more of this we have up front, the tighter the number and the fewer assumptions we have to write into the proposal.

  • Structural drawings, including plans, sections, schedules and typical details
  • Architectural drawings where stairs, railings, canopies or exposed steel are involved
  • Specification sections covering structural steel, metal fabrications and finishes
  • The project location, so we can confirm jurisdiction and inspection requirements
  • Your bid date and, if known, the target erection window
  • Any prevailing wage, bonding, insurance or certified payroll requirements

If part of that is missing, send what you have. We will tell you what is needed to firm up the number instead of quietly padding it.

Where schedules usually break

After close to thirty years, the same handful of items account for most steel delays in this region. We check for them on every job before they have a chance to become your problem.

  • Anchor bolt layout. Foundations placed from a drawing that no longer matches the steel. We verify layout before concrete, not after.
  • Unresolved connections. Details left to the fabricator without engineering direction. We raise them during detailing.
  • Long lead sections. Heavy or unusual shapes with mill lead times measured in months. Identified at award.
  • Deferred submittals. Stairs, railings and canopies that need separate approval. Tracked as their own milestones.
  • Site access. Crane placement, street permits and delivery windows on tight urban sites. Planned before the truck rolls.
  • Inspection availability. Special inspection coordination that nobody scheduled. Confirmed in advance.

The frame is the schedule. Everything after it is waiting in line. That is why we would rather argue about a connection detail in week two than explain a delay in week twelve.
